On Wednesday, October 7, RealPage told its customers it had paused all future site activations with EliseAI. Communities already running EliseAI on RealPage stay connected, at least for now. New ones cannot go live, and there is no end date.
That is the whole of the confirmed news so far. It came out through Brad Hargreaves's Thesis Driven newsletter on October 8, and much of the detail, including a statement from RealPage's CEO, is behind its paywall. Neither company has said much in public yet. But you do not need the full story to see the lesson, because it is about where your leasing data lives and who decides how it moves.
What we know about the RealPage and EliseAI pause
Here is what has been reported, and by whom.
- The pause. RealPage notified customers on October 7 that future EliseAI site activations are on hold. Existing implementations remain in place. New integrations are suspended indefinitely. (Thesis Driven)
- The likely trigger. The newsletter points to Apollo, an agent EliseAI launched in early September. EliseAI's own product page says Apollo "sees across silos," pulling data and doing tasks across maintenance, leasing and operations.
- The scale. EliseAI raised $350 million on September 29 at a $4 billion valuation and says more than 6.5 million multifamily units use its leasing and resident tools.
- The pattern. Earlier this year, according to the same newsletter, the CRM company Funnel threatened to cut off EliseAI's API access. That dispute also rattled operators who depended on the connection.
What we do not know: RealPage's full reasoning, whether existing connections will change later, and how EliseAI plans to respond. We will not guess. If you run EliseAI on RealPage, the people to ask are your account managers at both companies.
Why the PMS sits at the center
A property management system is the system of record. It holds the ledgers, the payments, the leases, the unit list and the prospect records. Every other leasing tool, from a CRM to an AI assistant, works by reading from it and writing back to it.
That gives the PMS vendor real say over what connects to it, and on what terms. Most of the time, that is invisible. Integrations get approved, data flows, and nobody thinks about it. Weeks like this one are when it shows.
There is a fair argument on each side. A PMS vendor is responsible for the data its customers trust it with, and an agent that reaches into every corner of a system raises reasonable questions about scope and security. An operator who chose a tool, paid for it and trained a team on it also has a reasonable expectation that it keeps working. Both can be true. Either way, the operator is the one left planning around it.
What to check this week
You do not need to change anything today. You should know the answers to these.
- Which of your tools depend on your PMS connection? List them. For each, write down how it connects: an official integration, an API key, a partner program, a data export. The mechanism matters more than the logo.
- What happens if a connection pauses? Ask each vendor what keeps working and what stops. A leasing tool that loses its PMS link should fail in a way your team can see, not quietly answer prospects from stale data.
- What does your contract say? Look for language about integration continuity, notice periods and data export. If there is none, that is worth a conversation at renewal.
- Can you get your data out? Conversation history, prospect records and notes should be exportable in a format you can use somewhere else.
- How much does one tool reach? An assistant that touches leasing, maintenance and resident billing at once is powerful. It also has more connections that can be paused, and more of your operation to replace if one is.
If a vendor cannot answer these in plain language, the product may still be good. The plan for a bad week is not.
